SPRAY DECK CARE & MAINTENANCE GUIDELINES...


For SPRAY DECK & STAMP SYSTEMS

The proper care and maintenance of integrally colored, cementitious-base flooring systems will not only enhance the overall appearance but can also extend the flooring system. With the myriad of cleaning solutions and products available on the market, it is difficult to make specific inclusions and exclusions as to what cleaning products are appropriate and which are not it is also unknown what the long-term effect would be if an area was subjected to repeating cleaning, such as at an entrance, verse cleaning the entire surface on a periodic basis.


The following recommendations are merely suggestions pertaining to the care and maintenance of concrete walkways, balconies, patios, and other non-vehicle traffic areas coated with Spray Deck and Stamp Systems. It will be the owner's responsibility to ensure that the products selected for use in the cleaning process are appropriate, are used in accordance with all label directions, and be sure all floors are thoroughly rinsed each time an area is cleaned. If any cleaning agents are used in higher concentration than the manufacturer recommends, or if any products are used in combination with other cleaning agents, the results are unknown and the owner accepts all responsibilities. Over and above the recommendations and guidelines offered herein, we are confident that these maintenance procedures, if followed, will ensure many years of service by the Spray Deck system.


WALKWAY, BALCONIES, PATIOS, AND OTHER NON-VEHICLE TRAFFIC AREAS: Harsh chemicals such as chlorine bleach and citrus-based cleaners can prove to be destructive to the finish if not used in the correct radios.


**In most instances a mild soap and water solution, such as Dawn dishwashing detergent, tri-sodium phosphate (TSP), or one of many other environmentally friendly, low sudsing, all-purpose soap or detergent that is designed to remove greasy, sooty dirt, will work well. Use the cleaning product's label directions for dilution ratios and specific cleaning instructions. After applying the cleaning solution, use a stiff-fibered nylon brush where needed to remove heavy deposits of dirt.


**If organic matter (mold, mildew, or algae) has established itself on the surface due to overly shaded areas or an accumulation of dirt), the use of chlorine bleach solution will be needed to be properly removed. Add 1 part household bleach to 3 parts of soap and water solution (use the soap label directions for mixing ratios) and generously apply to all organic matter and the surrounding areas. Using a stiff-fibered nylon brush, scrub all affected areas to thoroughly remove all embedded deposits. Repeat the process if needed.


**If power washing/pressure cleaning, use no more than 2,000 psi @ 4 GPM. Rinse all surfaces with generous amounts of fresh water to ensure that all detergent/cleaning residues, as well as all chlorine bleach, have been thoroughly removed.


CAUTION: The use of motorized floor scrubbing machines can potentially damage the finish on the floors, plus remove some aggregate. Therefore, the use of this type of cleaning method should be carefully evaluated prior to commencement.


LANDSCAPED AREAS: Many areas are heavily landscaped and are more prone to mildew/algae due to excessive moisture associated with the plants, watering, and lack of air circulation. The maintenance personnel should take extra care when preparing these areas for cleaning and general maintenance.
